Frequently asked questions
What is SES Hospedajes?
It's Spain's Ministry of the Interior system through which tourist accommodations must report the data of the people staying with them, under the current traveller documentary registration regulation.
Is CheckinSecure free?
Yes. CheckinSecure's SES service is free for life: no card, no trial period, and no mandatory monthly fee. It's not a temporary hook -- in the future we may offer optional additional products, always kept separate from this free service.
Is there a limit on the number of properties?
CheckinSecure's SES service is free for life, with no subscription, no trial period and no card -- built for a single-property owner as much as a manager with several. We don't publish a property count as a limit or as a guarantee for any volume.
Does it work for managers and agencies?
Yes. CheckinSecure lets you organize multiple owners, multiple SES profiles/entities, and multiple properties from a single account, keeping them correctly separated from each other.
Do I need to already have an SES Hospedajes account?
Yes. CheckinSecure doesn't register you with the Ministry of the Interior or replace that process -- you need your landlord code and Web Service credentials already issued. What we do is make it easier to actually send the technical communications once you have them.
Do I have to give CheckinSecure my SES credentials?
Yes, it's necessary to be able to send communications on your behalf. They're stored encrypted and are never shown on any screen once saved, not even to you.
How do guests complete their check-in?
Each property has its own link. You share it with your guests and they fill in their data from their own phone, no account or install required.
Who is responsible for correctly submitting data to SES Hospedajes?
CheckinSecure facilitates and automates the process -- collection, validation, submission and follow-up -- but the legal obligation to SES.Hospedajes rests with the accommodation's owner or manager, as the obligated party under RD 933/2021. CheckinSecure helps you catch errors, communicate with SES, and guides you through fixing them, but it doesn't replace that legal responsibility.
What happens if SES rejects a submission?
It depends on the type of error. Temporary failures (network, availability) are retried automatically when it's safe to do so. If the error requires fixing a piece of data, we explain in plain language exactly what to change -- showing which data or which guest needs review, never just a technical code. If the issue truly can't be resolved that way, we escalate to support. We don't promise every error resolves itself.
Does CheckinSecure guarantee legal compliance?
No. CheckinSecure facilitates operational compliance -- data collection, validation, submission and follow-up of communications to SES Hospedajes -- but it doesn't replace professional legal advice and can't guarantee circumstances outside the service, such as SES accepting a submission with incorrect data, or the owner meeting their own legal obligations.
Can I manage multiple owners?
Yes, that's exactly the feature built for managers and agencies: multiple owners, each with their own SES profile, and their corresponding properties, all organized from one account.
Is CheckinSecure a PMS?
No. It's not a PMS or a channel manager, and it doesn't replace your listings on Airbnb, Booking.com, or other platforms. It works alongside them -- it specifically focuses on SES Hospedajes communication.
Is CheckinSecure part of the Ministry of the Interior?
No. CheckinSecure is an independent service and is not affiliated with, nor part of, the Ministry of the Interior or SES.Hospedajes.
Can I use it from my phone?
Yes, both the owner/manager panel and the guest check-in form are designed to be used from a phone.
What happens to guest data?
It's used only to provide the check-in service and the legal communication with SES Hospedajes. It's not sold to third parties. You can read the full detail in our privacy policy.
